Age is context, not a diagnosis
Two roofs installed in the same year can perform differently because their assemblies, slopes, drainage, ventilation, exposure, maintenance, repairs, installation details, and products differ. A date helps organize records and review intervals, but visible conditions and concealed water paths still need inspection.
Build the record before the next review
Keep the contract, measurement, product and package identifiers, color, supplier record, permit and final inspection when applicable, installation photographs, warranty documents, repair history, leak dates, and prior inspection reports together for the property.
Inspect after events, not just birthdays
Arrange a safe review after a new leak, severe wind or hail, falling debris, nearby construction damage, a roof penetration, or work by another trade. From the ground, note displaced material, damaged edges, debris, drainage problems, and interior moisture without climbing onto an unsafe roof.
Do not turn age into a sales deadline
A replacement recommendation should identify the observed defect, surrounding roof condition, repair access, compatible material, deck or flashing needs, and why the proposed scope is durable. The installation year alone cannot establish insurance coverage, warranty payment, repairability, or replacement.
