What we manage
What At-Cost manages for your roof replacement
A roof replacement has more moving parts than shingles and labor. Your proposal keeps the work, costs, and project records together in one place. Depending on your roof and the options you choose, At-Cost can manage:
Roof measurements and a line-by-line project quote within one hour after At-Cost receives the completed estimate request
Material ordering and delivery
An independent installation crew matched to the approved scope
Permit coordination, with the permit cost shown separately
A pre-build exterior and attic inspection performed by a licensed home inspector
An owner-controlled dedicated project account, approved milestone disbursements, scheduling, and milestone photos
Your proposal will show exactly what is included for your roof. Accessories, repairs, upgrades, and scheduling options are included only when they appear there.
What you review before work begins
Start with the roof system, not a single price at the bottom of a page. A useful proposal identifies the measured roof area, removal of the existing covering, the selected shingle or other covering, underlayment, edge metal, flashing work, ventilation work, disposal, permit handling, and any allowance for decking that cannot be seen before tear-off.
At-Cost separates supplier cost, crew cost, permits, equipment, and the flat facilitation fee instead of hiding them inside one marked-up total. Optional work should appear as an option. A condition that cannot be confirmed until the old roof is removed should be described before installation, along with the process for approving a change.
If two proposals do not include the same work, their totals do not answer the same question. Use the line items to compare scope first and price second.
Submitting an estimate request does not commit you to proceed or mean that At-Cost has accepted the project. After you approve the written scope, the remaining balance and change-order reserve go into a dedicated project account that you control. Automated payments go to suppliers and crews at the agreed milestones only with your approval, so there are no project checks to coordinate by hand.
Materials, installation, and warranty records
The selected roof covering is only one part of the system. Starter, underlayment, flashing, ventilation components, fasteners, and the manufacturer's installation instructions affect how the finished roof should be built. The proposal should name the product line and important system components rather than rely on a sample board or a broad phrase such as “lifetime roof.”
Every At-Cost roof includes a ten-year workmanship warranty, and we register the manufacturer warranty at no charge. Your proposal and the manufacturer's warranty documents explain the coverage, requirements, and exclusions. Manufacturer coverage and workmanship coverage are separate.
Any leftover materials are returned and refunded to the property owner at closeout. Any unused change-order reserve is returned at the same time.
If insurance is helping fund the project
The construction service does not change because an insurance claim exists. You and your carrier handle coverage, claim valuation, and payment. At-Cost prices the construction work, invoices you as the property owner, and provides a baseline claim packet with an itemized invoice, supplier receipts, milestone photos, and a certificate of completion.
We do not negotiate the claim or represent you on coverage questions. A truthful construction price may be different from a carrier estimate; the policy and the carrier determine what that difference means for the claim.
Where the service is available
At-Cost Roofing currently serves homeowners across Dallas–Fort Worth. Austin, Waco, San Antonio, and Houston are planned as the Texas operation expands, but they are not active installation markets yet. Check the current service-area list to confirm availability for your address.
If your home is in the service area, start an estimate for a property-specific scope and price. Emergency tarping, active-leak response, and interior water cleanup are not part of our standard roof-replacement service.
